This toolbox is for farmers and landowners who are thinking about leasing land, or who want to improve their lease arrangement. 

Whether you’re a new or established farmer, leasing farmland is an effective way to get on land. Leases can offer affordable, flexible, and secure access to farmland and infrastructure. For private and public landowners, leasing land with a well-designed agreement can be a “win-win” for you, your tenant, your land, and your community.

The resources in this toolbox are organized by audience. The first section lists resources targeted to both farm seekers and landowners. These might be particularly useful for the two parties to go over together. 

Then, there is a section for farm seekers (tenants and prospective tenants), and one for landowners (landlords and prospective landlords). These sections contain resources that will pertain primarily to their respective audience.

This Toolbox contains materials most relevant to farming and farms in New England, but many of these resources apply elsewhere. The Toolbox includes practical articles about what’s in a lease, types of leases, what to look for in a lease, and how to negotiate a good lease. You’ll also find “thought pieces” about landlord-tenant relations, and the interests of the community in farm leases.

Farm Link Programs

Farm link programs connect farm seekers with farmland owners (farming and non-farming) interested in putting or keeping land in active farming. Each program has its own methods to post and search for properties. 

Many farm link programs also offer technical assistance, education and resources. The programs below are for New England. If you have property or are looking for property outside of New England, visit American Farmland Trust’s national list of farm link programs.

For Farm Seekers
